Steps in the Capsule Home Purchase Process

The purchase and importation of a prefabricated building into Thailand involves several stages:

1. Pre-consultation call: Determine product suitability and select the building model.

2. Detailed Bill of Materials (BOM) list customization:

3. Customize details such as materials, finishes, colors, and internal appliances.

4. Receive the final Ex-works (EXW) price quote from Volferda.

a. Obtain a final quote for shipping to Bangkok to determine the Cost, Insurance, and Freight (CIF) price.

b. Calculate 7% VAT on the total CIF price.

c. The product qualifies for 0% tariffs with a certificate of origin from Volferda.

1. Arrange payment for the first 50% of the total invoice amount; fabrication begins at the Volferda factory as per selected specifications.

2. After 4-6 weeks, arrange payment for the remaining 50% of the total invoice amount; the capsule product is shipped from China.

3. The capsule building arrives in Bangkok and clears customs within 7-14 days.

4. Transport the capsule building to the customer site as an oversized load incurring charges per kilometer.

5. Receive the capsule building at the customer site prepared according to provided specifications (See attached image of the foundation reference design).

a. Apply for Thai building permits, which typically take 1 month to obtain.

b. Prepare a foundation according to provided specifications, along with necessary power, water, and sewage hookups.

1. Utilize a crane to place the capsule on the foundation and bolt mounting flanges in place. Complete electrical, power, and water hookups.

Typically, steps 1-5 fall within the scope of Siam Capsule. We offer documentation and guidance for completing steps 6-8. Obtaining a building permit in Thailand requires a civil engineering firm to prepare a document packet demonstrating compliance with International Building Codes (IBC) for submission to the Thai government. As Volferda's product designs are proprietary, we collaborate with our civil engineering partner to facilitate this process under an NDA.
